On December 11, the Chattanooga-Hamilton County Regional Planning Commission voted to defer action on the 12-Month FBC Amendments for 60 days. The proposed amendments will now be heard again by the Planning Commission on Monday, February 12 at 1:00 pm at the Hamilton County Courthouse, 625 Georgia Avenue, 4th floor.
The Downtown Form-Based Code was adopted on June 21, 2016 and became effective on July 5, 2016. Now that the FBC has been in place for one year, the Director of the City’s Land Development Office and the Regional Planning Agency have conducted a review of the standards and permitting process.
Amendments to the FBC (link below) are being proposed based on the following:
A survey of Applicants who have submitted projects under the FBC;
A survey of the Neighborhood Associations affected by the FBC;
Questions raised during Staff Consultations with Applicants;
Analysis of cases submitted; and
Analysis of Major Modifications requested of the FBC Committee.
The following link includes all proposed amendments that will be considered by the Planning Commission on February 12 and then by the City Council.
The tentative schedule for the adoption of these proposed changes is as follows:
